Notice Timing Requirements
• For regular board meetings: at least 48 continuous hours before the meeting
• For special board meetings: reasonable notice must be given
• For emergency board meetings: notice may be waived, but must be properly documented
• For budget meetings: 14 days’ written notice is required
Notice Posting Requirements
• Notice must be posted conspicuously on the association property
• If applicable, notice must be posted on the association’s website
• For condominiums, notice must be posted in a designated area on the property
• For HOAs, notice must be posted in a manner specified in the bylaws
Notice Content Requirements
• Date, time, and location of the meeting
• Agenda items to be discussed
• Statement about owner right to speak
• For special assessment meetings: purpose, estimated cost, and description of the assessment
Electronic Notice Options
• Associations may provide electronic notice to owners who consent in writing
• Electronic notice must be sent to the email address provided by the owner
• Electronic notice does not replace required physical posting
